
What is the Central Mass real estate market like these days? That’s probably the most common question I get on a daily basis. My answer this month is both that ‘it’s all over the place’ and ‘it’s really specific to property and location’.
In the past month, I had one listing sell for $50,000 over our listing price and another that needed a $60,000 price reduction in order to spur the activity needed to sell. Open houses are still quite busy, showing that serious buyers are out there. You’ll see further down in my newsletter this month that my little team has 8 properties under agreement or sold in June. We are working and we are very productive in helping buyers and sellers navigate the Central Mass real estate market.
The good news for buyers is that it’s not unusual for a seller to accept an offer that includes a home inspection. I do like that particular leveling out of the playing field in the market. I’m still a bit fired up about the upcoming change in real estate law where a seller working with a real estate agent or broker can’t accept an offer with a waived home inspection. I wrote about this at length last month in my Central Mass Real Estate Market June 2025 story.
